Websites for Ottawa Real Estate Agents and Brokerages
Every agent in Ottawa has the same brokerage-issued website, which is precisely why none of them rank. Shinobi Media builds agent and brokerage sites with the thing the template cannot give you: neighbourhood content nobody else has written, listing presentation you control, and a lead path that belongs to you.

Why businesses like yours call us
- Your site is the same brokerage template as two hundred other agents, with your photo swapped in
- You rank for your own name and nothing else
- Leads go to the portal, which sells them back to you
- Listings disappear from the site the moment they sell, taking the content with them
- Nothing on the site says why a buyer should pick you rather than any other agent
- You have local knowledge worth a great deal and none of it is written down anywhere searchable
What the work covers
- Neighbourhood guides for the areas you actually work, which is the one thing a brokerage template can never supply
- Listing pages built to persist, with sold listings becoming proof rather than disappearing
- Home valuation and buyer enquiry capture that lands with you rather than with a portal
- Testimonials and transaction history presented as evidence instead of as a slider of first names
- IDX or listing feed integration where your board permits it, and an honest conversation about where it does not
- Video and photo presentation that does justice to the listing photography you are already paying for
- Structured data for the agent, the brokerage and each listing
- Local SEO by neighbourhood, which is how buyers actually search
What we have learned about this market
Agents compete for "Ottawa realtor" and lose, because the portals own it and always will. The winnable ground is the neighbourhood and the situation: "what is it like living in Barrhaven", "Westboro versus Hintonburg for a family", "first time buyer land transfer tax Ottawa". Nobody with a brokerage template has written those, they are exactly what an AI assistant is asked, and the person reading one is six months from a transaction and has just met you as the person who explained it.
What a website for this costs
Most businesses in this category take the Business tier at $1,199: up to fifteen pages, a page per service, Google Business Profile set up, local SEO built in, and a booking or quote flow, at a final price with no tax added. A simpler site is $799 and a custom build with integrations is $2,399.

Frequently asked questions
Why does my brokerage website not rank?
Because it is one of hundreds of near-identical copies. Search engines have to choose which page to show for a query, and they will not show a page that duplicates a template already published across many domains with nothing unique on it. Your local knowledge is the unique content, and it is almost always sitting in your head instead of on a page.
Can I show MLS listings on my own site?
Usually, through an IDX or data feed, and the rules are set by your board and your brokerage rather than by us. It is worth being clear-eyed about it: a feed everyone else also displays does not differentiate you, and it is the neighbourhood content and the sold-listing history that does. We set up the feed where it is permitted and put the effort into the parts that are actually yours.
Is it worth building a site if I already pay for portal leads?
The two do different jobs and the difference is ownership. A portal lead is rented, sold in parallel to other agents, and gone when you stop paying. A neighbourhood guide that ranks brings you a lead that cost nothing marginal, that nobody else received, and that still arrives next year. Most agents should run both and shift the mix over time.
What should happen to a listing after it sells?
It should stay, marked as sold. A sold listing is proof you transact in that neighbourhood at that price point, it is exactly what a prospective seller is looking for, and deleting it throws away both the evidence and the accumulated search value of the page.
Do you work with teams and brokerages as well as individual agents?
Yes, and the structure differs. A team site needs agent profiles that rank individually while still feeding the team, and a brokerage needs the recruiting story alongside the consumer one. Those are different builds, not the same build at different sizes.
